Exterior Maintenance
Checklist

This check list is intended to give new home owners an idea of routine maintenance that should be performed. This easy to follow guide will ensure that your new home brings you years of happiness. Remember an ounce of prevention is worth a pound of cure . . .




December – January – February

Test GFI (Ground Fault Circuit Interrupters) using test button.
Lubricate door locks and hinges.
Change batteries in digital thermostat & smoke detectors.
Check fire extinguishers.
Check caulking around faucets sinks, bath tubs and showers; repair as       needed
Clean bi-fold doors & tracks; apply silicone spray.
Check cabinet drawers and hinges for proper alignment; lubricate as needed.
Clean out faucet aerators, spray nozzles and drains.
Vacuum coils behind refrigerator check pan for leakage.
Range hood - clean housing and filter.
Clean bathroom exhaust fan.
Touch up/repaint interior walls.

March – April – May

Inspect for roof & flashing damage, replace and treat as necessary.
Clean gutters and downspouts; inspect for maintenance.
Cut back trees and shrubs from exterior including the AC unit.
Spring lawn feeding.
Clean tracks on all sliding windows and doors, ensure that drain holes are       clear and lubricate with silicone lubricant.
Remove (plowing) stakes from driveway.
Seal driveway.
Oil moving parts of garage door.
Turn on outdoor water faucets via bib valves located in basement.
Hot water heater - draw off a bucket of water until it runs clear.
Adjust controls on humidifier according to season (for normal summer       conditions).
Clean out air purifier filters if applicable. Make sure they are not blocked by       rugs or furniture.
Clean air supply and cold air return; remove dust.
Inspect attic for signs of roof leaks.
Clean out lint build-up from dryer vent.

June – July – August

Inspect and treat exterior wood for splintering, decay and insect       damage.
Check/paint/stain doors and kickers.
Pressure wash & repair as needed, reset nails and refinish/seal

Inspect/replace door stops & weather stripping pads.
Test GFI (Ground Fault Circuit Interrupters) using test button.
Lubricate door locks and hinges.
Clean sliding doors & tracks; apply silicone spray.
Thoroughly clean and treat hardwood floors.
Spot clean/shampoo rugs and carpets.
Perform seasonal pest control as needed


September – October – Novembert

Inspect foundation for water penetration, settlement and cracks. Maintain       drainage away from house.
Clean gutters and downspouts; inspect for maintenance.
Cut back trees and shrubs from exterior including the AC unit.
Fall lawn feeding.
Clean tracks on all sliding windows and doors, ensure that drain holes are       clear, and lubricate with silicone lubricant.
Stake driveway for plowing.
Contract plowing.
Shut off outdoor water faucets via bib valves located in basement.
Pump septic tank (every 2 years).
Oil moving parts of garage door.
Have chimney swept out before winter.
Hot water heater - draw off a bucket of water until it runs clear.
Furnace/boiler - have serviced by tech.
Adjust controls on humidifier according to season (down 35% in fall if       condensation occurs during winter).
Clean out air purifier filters if applicable. Make sure they are not blocked by       rugs or furniture.
Clean air supply and cold air return; remove dust if necessary.
Check insulation for proper coverage.
Clean out built-up lint from dryer vent.
